Garage door seals and weather sealing
Garage door seals go brittle and perish. Once they have, you can see daylight under a closed door, and water, leaves and grit come in with it. Replacing them is a quick job.
Signs your seals have had it
These are the symptoms that say it is due.
- The rubber has gone brittle and perished, or split along its length
- You can see daylight under the door, or around the edges, with it closed
- Water running under the door when it rains, or when you wash the drive
- Grit and leaves collecting in the tracks and along the bottom of the door
- A draught you can feel through a closed garage
- The seals sit flattened where the door has been resting on them
What we replace them with
We use an aluminium carrier and quality rubber, and the floor decides which profile goes on the bottom.
The carrier fixes to the bottom of the door and holds the rubber in shape. Jamb seals run down the vertical edges, where a good part of the draught actually comes from.
A level slab and a cracked or sloping drive do not take the same seal, so we look at the floor before quoting. Roller doors take different profiles again, particularly down the guides.
Send us a photo of the gap with the door closed, taken from outside at ground level, and we can usually tell you what you need from that.

Common questions
It depends mostly on your floor. A level, smooth slab takes a standard rubber seal in an aluminium carrier along the bottom of the door. A sloping, cracked or uneven driveway usually needs a brush seal, or a threshold seal fixed to the floor rather than the door. Send us a photo of the gap with the door closed, taken from outside at ground level, and we can usually tell you from that.
Bottom seals on some doors are genuinely straightforward, and unlike springs there is no danger in trying. The catch is that most water problems are not actually solved by the bottom seal, so people buy one, fit it and still get water across the floor. It is worth working out where the water is really getting in before you spend anything, and we are happy to advise.
Usually because the water is not coming under the door at all. It runs down the driveway, finds the low point of an uneven slab and comes in there, or it comes in at the vertical jambs where most people never think to look. A threshold seal fixed to the floor solves the first problem and jamb seals solve the second. Diagnosing which you have saves buying the wrong thing twice.
It depends on sun exposure and how often the door runs. Rubber perishes under UV, so a north or west facing door loses its seals years before a sheltered one does. Cracked, flattened or brittle rubber is the sign, along with daylight visible around the closed door. Replacement is quick and inexpensive.
Yes. Roller doors take different profiles from sectional doors, particularly down the guides, which is where most of the draught on a roller door actually comes from rather than the bottom edge. We carry both types. If you have a roller door that whistles in a southerly or lets leaves through the sides, the guides are the first place to look.
